Prices here hold because supply is fixed: embassy quarters, pre-war stone buildings and a few modern blocks. Buyers pay for ceiling height and a courtyard with no through traffic. All 41 files are confirmed with the owner. See the full inventory index.
Older stock, lower entry price, steady rental demand from students and remote workers. Expect shared courtyards and buildings raised between 1860 and 1910. We check heating type and renovation state before any viewing is booked.
The historic core carries the widest spread: restored Austro-Hungarian apartments at the top, communal-era blocks at the bottom. The median shifts about 9 percent street to street. A Lviv partner confirms each file on site.

Every stage carries a date and a named agent. No row opens before the one above it is closed.
A 40-minute session that fixes budget band, district, room count and the eight specification fields we publish for every shortlisted apartment.
Within three working days you receive up to six spec sheets, each with price per m² benchmarked against the district median.
Viewings are grouped into one route of no more than four buildings, confirmed with the owner the day before and logged with the entry time.
We pull the state register extract, verify the owner against the sale mandate and flag any encumbrance in writing before you commit a deposit.
Terms are agreed in one document, the notary appointment is booked and the fee is settled as a fixed percentage. Rates are listed on our fee schedule.

Each figure below comes from our own register and is updated at the close of every working week. Ask for any entry and we send the source document unedited.

Together these four licences cover 147 closed transactions since January 2016, with a median of 38 days from first viewing to notarised sale.
They showed me four flats in Pechersk and quoted the price per square metre for each before I asked. The one we bought was the third. Nothing changed between the first email and the notary.
The sale took six weeks, longer than I hoped, but the number on the contract matched the number in the first email exactly.
